Bank exec’s $3M deal led area home sales in June

The local high-end housing market was as hot as the weather in June, with three deals along Henrico’s River Road corridor that all came in around the $3 million mark.
Topping the list was 9305 S. Mooreland Road, a 7,800-square-foot brick colonial in the Dorset Woods neighborhood that sold June 20 at its $3.17 million list price.
The five-bedroom, 6½-bathroom house was listed May 3 by Scott Shaheen with Shaheen, Ruth, Martin & Fonville Real Estate. Shaheen represented the sellers, Ronald Ferguson II and Mary Ferguson, who bought the property in 2006 for $535,000.
Shaheen said the Fergusons are downsizing after updating the home, which was built in 2008 and designed by architect Michael Shearman. Ronald Ferguson is a managing director at Bank of America.
“It was immaculate. It showed like a new home,” Shaheen said. “The house had been meticulously taken care of. The owners had redone the kitchen, remodeled most of the bathrooms, replaced every light fixture, had the floors redone throughout, and it just showed beautifully.”
Shaheen said the house went under contract within a week. Property records list the buyers as Gregory and Michelle Keyes, who were represented by Debbie Gibbs The Steele Group | Sotheby’s International Realty.
Situated on just over 1 acre, the 2½-level house has a primary suite with a 12-foot vaulted ceiling, two walk-in closets and a balcony. The house also has a library, quartz countertops in the kitchen, a screened porch with bluestone flooring, and a finished lower level with stone fireplace and guest bedroom.
The property also has a saltwater gunite pool. Henrico assessed the property at just under $2 million.
Farther east off River Road in the Countryside neighborhood, the house at 8721 Ruggles Road was June’s second-highest sale at $3.1 million.
Maria Brent with The Steele Group | Sotheby’s International Realty had the listing, representing seller Linnie Velasquez. The house, which Velasquez fully renovated, was listed April 30 at just under $3 million and went under contract a week later.
Brent said she received multiple offers on the listing, which pushed up the sales price. The offer that won out, an all-cash deal, came from buyers Albert and Angela Verdery, who were represented by Hometown Realty agent Christian Brock.
Brock said the couple was drawn to the property’s size and corner-lot location, as well as its amenities.
“The outdoor activities – obviously having a tennis court, the cottage house, the pool in the back – are what sold them on it,” Brock said. “And the whole-house renovation really fit what they were looking for, the modern aspects of it. The kitchens, the bathrooms – the whole house was touched.”
Located on a double lot that backs up to a natural area owned by the Countryside Homeowners Association, the three-level house on 1.5 acres includes a 1,200-square-foot guest house. The main house, built in 1971, spans 6,300 square feet.
Brent said Velasquez, a real estate investor and developer, renovated the house as her personal residence. She worked with Stephanie Casey Interiors on the spatial design, and Julia Ennis Abeyta Fine Art handled lighting and finishes.
Denver-based architect Guy Nichols designed the renovation, which was completed by contractors 2 Serve U LLC and DBA Heavenly Remodels.
“It’s a rare find in that River Road corridor,” Brent said of the property. “The renovation took years, and then she was ready to move on. The bathrooms and kitchen were magazine-worthy. No expense spared; a really beautiful renovation.”
The house has five bedrooms and 5½ bathrooms, with a second-floor primary that connects to an office with a balcony. The kitchen includes an island with marble waterfall countertop, and a finished bonus room fills the third floor. An attached two-car garage includes a dog wash, and the guest house has two bedrooms and a kitchen and living area.
Online records do not include a county assessment for the property or reflect a previous transaction.
The No. 3 sale in June, according to the Central Virginia Regional Multiple Listing Service, was 7 Kanawha Road, a 4,500-square-foot house across River Road from the Country Club of Virginia that sold June 12 for $2.97 million. SRMF Real Estate’s Walker Fonville and Mahood Fonville had the listing, representing sellers Douglas and Elizabeth Sandler.
The buyers, John and Robin Reifsnider, were represented by Shaheen, who also repped the buyers of June’s fifth-highest sale with SRMF colleague Scott Ruth. That sale, 7007 Lakewood Drive, came in at $2.8 million. Drew Kisamore with Hogan Group had the listing.
Rounding out the top five in the No. 4 spot was 307 Stockton Lane, which sold for $2.87 million. Steele Group’s Susan Jones and Ralsie Brooke O’Shea shared the listing, and Cabell Childress with Long & Foster represented the buyer.
