Panda Express secures site at Courthouse Landing project with $1.4M land deal

Another piece of the Courthouse Landing project is moving forward.
Panda Express recently paid $1.4 million to acquire a 1-acre site at the mixed-use development in Chesterfield, where the Asian restaurant chain is planning to build a new location. The parcel at 6671 Courthouse Landing Lane has an assessed value of $261,600.
Panda Express is planning a 2,700-square-foot restaurant with a drive-thru on the site, according to filings submitted to the county.
More details about the upcoming restaurant and its anticipated opening date were unavailable. Panda Express didn’t respond to a request for comment.
An LLC tied to Panda Express bought the property in late June from an LLC affiliated with the Courthouse Landing development team, which has been selling portions of the 124-acre project site at Iron Bridge and Courthouse roads to other companies to build on their respective pieces of the property.
Tenants already underway on their portions of Courthouse Landing include restaurant chain Panera, which is building a location on a 1.3-acre parcel that it bought for $1.5 million earlier this year. A company spokesperson previously told BizSense that Panera is expected to open this fall.
Also under construction at Courthouse Landing is a Virginia Credit Union branch.
Courthouse Landing is being developed by a group that includes Florida businessmen Edward Schmidt, Robert Eckstein and Josh Rodstein, which bought the project site in 2023.
That group took over the project three years after the property was rezoned under then-developers Dunphy Properties and Shuler Properties, which are no longer part of the venture.
A Sheetz gas station was the first and so far only business to open at Courthouse Landing. Other tenants previously announced include Starbucks, Five Guys and First Bank.
Courthouse Landing is planned to feature 200,000 square feet of retail space, 100,000 square feet of medical offices, nearly 500 residential units and a 120-room hotel, according to a June listing for the development.
Thalhimer announced the Panda Express deal June 25. Brokers Connie Jordan Nielsen and Alicia Brown handled the deal for the buyer. Jeff Doxey of NAI Dominion handled the sale on behalf of the developer.
