Rams AD, mortgage exec among buyers in May’s priciest home deals

Two West End homes a few doors down from each other were among the five priciest sales in the Richmond area last month.

May’s top sale was 4803 Lockgreen Circle, a 9,000-square-foot house in Richmond’s Lockgreen gated community that sold May 30 for $2.79 million, below its latest list price of $2.9 million.

Maria Brent with The Steele Group | Sotheby’s International Realty had the listing for seller Martha Krupin. The half-acre property last sold in 2003 for $1.24 million and was assessed by the city this year at $2.6 million.

The house sold to a revocable trust for Gary and Margaret Piacentini, according to a deed recorded in the city courthouse. Gary Piacentini is founder and CEO of CapCenter, a local mortgage and realty company.

Christopher Piacentini, the couple’s son and CapCenter’s principal broker, worked the buyer side of the deal.

With five bedrooms, six bathrooms and two half-baths, the brick-and-slate, French Provincial-style house was built in 1989 and includes a first-floor primary suite with an office, two walk-in closets, vaulted ceilings and a staircase leading to a second-floor workout room.

It also has a vaulted foyer with double staircase, double ovens in the kitchen, a family room with gas fireplace and wet bar, and a basement rec room with a fireplace and bar. The property also includes a boxwood garden, rear brick-and-slate patio and gardens, and a two-car attached garage.

The asking price was reduced twice since the house was originally listed in November. Brent said she wouldn’t discuss the selling process to maintain privacy for her client.

On the same street just a few doors away, the house at 4917 Lockgreen Circle sold May 23 for $2.12 million, the month’s fourth-priciest sale. The 6,500-square-foot house was listed at that price on April 4 and went under contract a week later.

Steele Group | SIR’s Wythe Shockley had the listing for sellers Catherine and Stefan Ianchulev, a landscape designer and anesthesiologist, respectively. They had owned the house since 2018, when they bought it for $1 million, property records show.

Grubich said they successfully competed with other offers by making an all-cash offer at list price and waiving an inspection and appraisal.

“Also, the sellers were asking for rent-back. They needed some time after we closed so that their son could finish out his school year,” Grubich said. “We were able to accommodate their schedule without asking them to pay any rent after closing, so that worked to our advantage as well.”

Grubich said she had shown the house to Bennett when it was last listed for sale but a deal didn’t work out at the time.

“When this house came on the market this time around, she was very excited to be able to go in and take another look,” Grubich said. “The backyard is very private, and living in a gated community, the full basement, all added to their decision-making. It is a move-in-ready house.”

The primary suite is on the second floor and includes a renovated bathroom. The house also has a renovated kitchen that Grubich said Bennett and McLaughlin will be redoing along with the basement, which includes a media room, rec room with a bar, game room and a bedroom.

The property also includes a two-car garage and a heated pool with deck, pergola and gas firepit.

Three other deals topping the $2 million mark rounded out the top five sales for May, according to the Central Virginia Regional Multiple Listing Service.

The second-priciest deal was 37 Old Mill Road, a 4,500-square-foot house near the University of Richmond that sold May 22 for just under $2.24 million. Steele Group’s Mary Davenport and Carrie Robeson had the listing. Meg Grymes, also with Steele Group, represented the buyers.

No. 3 on the list was 608 Mayfair Ave., a 5,300-square-foot house near St. Christopher’s School that sold May 29 for $2.23 million. Long & Foster’s Margaret Wade had the listing. Eliza Conrad with Shaheen, Ruth, Martin & Fonville Real Estate worked the buyer side.

Finishing out the list in the No. 5 spot was 8904 Norwick Road, a 6,500-square-foot house in Henrico’s Mooreland Farms that sold May 29 for just over $2 million. Carrie Robeson with Steele Group represented the seller. The buyer was not represented.
