Sheetz eyeing former Short Pump Walgreens site for new location

A major convenience store chain has set its sights on a recently shuttered pharmacy in Short Pump.

A development plan to build a new Sheetz location at 11500 W. Broad St. was filed with Henrico County earlier this month. The property was formerly occupied by a Walgreens, which closed in February.

It would appear that the site’s existing 12,000-square-foot retail building would be demolished to allow the construction of the Sheetz, according to a preliminary site plan. The project would involve a 5,000-square-foot Sheetz store and fuel pumps.

Following its exit from the property, Walgreens sold the site to commercial real estate firm The Morgan Cos. in a $3.8 million deal that was recorded with Henrico in early June, per online property records. The property has an assessed value of $4.2 million.

The buyer didn’t share specifics about its plans for the 1.6-acre property in an announcement of the deal last week. Company president Trey Morgan said in an email they weren’t ready to comment on tenants, but acknowledged the firm has a history of developing Sheetz locations in Virginia and North Carolina.

A Sheetz spokesman last week confirmed the company’s interest in building a location on the site, but said it was too early to share further details about the project.

Walgreens first opened in the building at the corner of West Broad Street and Pouncey Tract Road in June 2013, and operated there for more than a decade until it closed earlier this year. Prior to the Walgreens, the site was occupied by a gas station and bank branch, which were both demolished to make way for the pharmacy.

The Morgan Cos., which has offices in North Carolina and Florida, also owns the Publix-anchored Brandy Creek Commons center in Mechanicsville, among a handful of other properties in the Richmond region, according to a spokeswoman.
