Thalhimer’s new 7-story Manchester project rising on Hull St.
Amid the flurry of new construction getting underway in Manchester is the latest addition to the neighborhood’s Hull Street corridor.
Thalhimer Realty Partners’ new seven-story mixed-use building is taking shape at 301 Hull St. The 1.5-acre parcel is where a factory for paint company Sampson Coatings previously stood.
The redevelopment of the site has been in the pipeline since late 2021 when TRP bought the property for $4.4 million. TRP submitted plans for the new building in late 2022 as interest rates began creeping up, and it wasn’t until last summer that demolition of the Sampson building was completed.
Ground-up construction, namely of the two-level, 275-space concrete parking deck, began late last year, and TRP’s spent this year continuing to go vertical.
“We commenced the five-story wood frame construction in May and are currently framing the third level of the front portion of the building,” said TRP principal Drew Wiltshire.
Once completed, the building will consist of 211 market-rate apartments plus 2,150 square feet of retail space, the latter of which has been built and is currently a shell.
The building’s amenities will include a heated saltwater pool, multiple outdoor courtyards, a community kitchen and dining area, a coworking space, pet spa and podcast room, as well as a refrigerated package service area. Wiltshire added that about 90% of the units will have a private outdoor patio or balcony.
Wiltshire said the developer is aiming to have the building completed in about a year, with pre-leasing set to begin in early 2026.
W.M. Jordan Co. is the general contractor, 510 Architects is the architect, Timmons Group is the engineer and Hickok Cole is the interior designer.
Wiltshire said TowneBank is the lender, and the mortgage broker was John B. Levy & Co., which, in an announcement earlier this year, valued the project’s capital stack at $68 million.
The Hull Street development is one of multiple sites under construction in the Manchester area.
The old Thurston Spring facility on Commerce Road is being razed ahead of a residential redevelopment, as is an old auto shop on Maury Street that’s similarly being eyed for a townhome project. Closer to the river, at 301 W. Sixth St., site work is underway on a development that’ll bring over 500 apartments across two 16-plus-story apartment buildings.
